In the Thai market, 'house' typically refers to townhouses, semi-detached homes, and traditional Thai-style houses — as opposed to standalone luxury villas. Houses offer a more affordable entry point and tend to attract long-term tenants: expat families, retirees, and professionals working on the island.
Ownership
Same rules as villas — houses sit on land, so foreigners need leasehold or company structures. The same warnings about nominee arrangements apply. Always get independent legal advice before proceeding.
Primary Market
New gated communities and housing developments offer modern amenities and security. Prices are more accessible than villas, typically ranging from 3–10 million THB. Check the developer's track record and visit completed phases before buying.
Secondary Market
Family homes from relocating expats, local market properties not listed on major platforms — this is where local knowledge makes the difference. We find houses through our network that never appear on Fazwaz or Hipflat.
Rental Focus
Houses are ideal for long-term rental. Families near international schools, retirees seeking community living, professionals needing stable housing — these tenants want multi-year leases. Less glamorous than Airbnb villas, but far more predictable income.
Long-term rental (30+ days) is the default model for houses and falls outside Thailand's Hotel Act definition. This means no hotel license, fewer regulatory risks, and simpler operations. If you're considering short-term rental for a house, the same Hotel Act requirements apply as for villas — and enforcement is real.
The Costs Nobody Mentions
The purchase price is just the beginning. Houses come with ongoing costs that eat into your returns if you don't plan for them:
- Property management — even 'passive' rentals need someone handling issues, inspections, and tenant relations
- Maintenance and repairs — tropical climate accelerates wear on roofs, paint, wood, and air conditioning systems
- Garden and pool maintenance — if applicable, expect ฿3,000–8,000/month for regular upkeep
- Village/common area fees — gated communities charge monthly fees for security, shared facilities, and infrastructure
- Insurance — building and contents insurance is often overlooked but essential
- Vacancy periods — every empty month costs you the full carrying cost with zero income
